The Herbert Carruth House, built around 1877, is one of the landmark historic properties in the Ashmont section of Dorchester and overlooks one of the loveliest residential streets in the City of Boston. Our property is featured in three books on local history.
We are in the process of slowly restoring the house. Carruth House is not for those who expect luxurious lodging. I am your host in a private home guesthouse, not an inn, resort, or hotel, and am blessed in being able to share my home and my beautiful neighborhood with people from all over the world. My mission is two-fold: first, to provide to value-minded and independent travelers comfortable beds, cozy rooms, wonderful breakfasts, and, most important of all, genuine hospitality at the lowest rates in the City of Boston (among the most expensive cities in the world to visit); and second, to restore and preserve a property of historic significance with limited resources.
Advance reservations and a deposit are required to guarantee your reservation and we have a two-night minimum stay. Please note that the balance of payment is required on arrival by cash or nationally recognized traveler’s checks in US$ only.
Please note that minimum stay at our property is 2 days in the same room type. We request guests to stay in the same room type for at least 2 days, otherwise we reserve the right to cancel your reservation. Room types include basic twin/shared bath (Amelia Room), standard twin/shared bath (Birchview Room), basic double/shared bath (West Room), standard double/shared bath (East and Beechmont Rooms), and standard double/private bath (Ashmont Suite).
CHECK-IN/OUT TIMES
Our check-in is between 4pm and 10pm, but if your schedule makes that inconvenient, let us know and we will make adjustments to accommodate you if at all possible. In any case, please keep us updated on the approximate time of your arrival so that we will be sure to be here to welcome you to Carruth House and give you your house keys after which you may come and go as you please. Check-out is by 12noon.
OUR BREAKFAST
All our guests have access to a common bar area where a self-serve breakfast is set up from 8:30 a.m. to 11am. We provide coffee and tea, fruit, cereals, yoghurt, juices, breads and a variety of fresh baked goods from local bakeries in Adams Village. Self-serve tea and snacks are available all day. We do not, however, serve meat or eggs. You may choose to dine on the back deck, the Great Room, in the upstairs sitting rooms or in your own room if you prefer.
NEARBY ESTABLISHMENTS
At Adams Village, a 10 minute walking distance from Carruth House, are banks, restaurants, pubs, dry cleaner and laundry, barber, drug store, convenience stores, market, and other small retail establishments. All Saints Church, Ashmont, an internationally known Anglo-Catholic parish of the Episcopal Church featuring a renowned Choir of Men and Boys is three blocks away on Ashmont Street.
COMMON AREAS
All guests are invited to use our spacious deck at the back of the house to sit under the umbrella, stretch out in the double-size Pawleys Island hammock, or relax on the covered front porch with lovely view of the neighborhood.
Another common room which can be enjoyed informally is the Great Room, a truly extraordinary feature of the Herbert Carruth House. The Great Room sports a 1925 McGandy regulation size pool table, on which you can challenge your friends to a lively game of 8 ball. And the HDTV is incredible for sports programs.
Check the morning news on cable TV, check out a movie from our small but interesting collection of VHS and DVDs, listen to music from our CD collection, or play card or board games from the library.
Even with the Big Dig finally finished, who wants to drive? Our transit system, called the MBTA, is an economical alternative to challenging downtown traffic and very expensive parking. The Carruth House is a convenient 10 minute walk to the Red Line’s Ashmont Station and the ride downtown takes about 15 - 20 minutes.
We have limited off-street parking which is offered first to the party occupying the Ashmont Suite. If that space is unavailable, please park on the quiet side street, Fossdale, instead of Beaumont Street.

* All members of your party must be 18 years or older to make a reservation at Carruth House
* We are a Limited Smoking facility and do not allow smoking in the bedrooms. Smoking is permitted on the back deck, the front porch and in the Great Room.
*Please let us know in advance if you have special dietary requirements such as wheat or dairy allergies.
*As with most old houses, Carruth House contains lead paint and is unsuitable for children under the age of 10 years. Children must be supervised by their parents at all times.
*Please be responsible. Because this is our home and we truly value the friendships and quality of life in our quiet neighborhood, we cannot tolerate unseemly behavior.

The only drawback is that it is a bit far outside Boston. However, it is conveniently located close to Ashmont subway. It is a ten minute ride downtown. I needed lactose free milk which she got for me. She knows a lot about the area and has guidebooks for you to borrow. She gave us help with our travel arrangements. The house is of historical interest and needs some work done on it but our room was pretty, clean and warm and the bed was comfortable. We shared a bathroom but it had plenty of hot water.
